Replacement Cost or Actual Cash Value

Replacement cost value (RCV)

Pays what it costs to replace the roof today, usually in two stages: an initial payment of the depreciated value, then the withheld depreciation once the work is done and invoiced. Keep the paperwork; the second payment depends on it.

Actual cash value (ACV)

Pays the depreciated value of the roof, meaning its replacement cost minus an amount for age and wear. On an older roof that gap can be large, and there is no second payment.

Some policies pay RCV on the house but ACV on the roof, or switch to ACV once a roof reaches a certain age. Check which applies to yours before you file.
